Accurate sewer line diagnosis begins with a camera inspection. We pass a waterproof video camera through your sewer lateral to view its interior condition in real time. The camera transmits high-definition video that lets us see exactly what is happening inside the pipe — tree root intrusion, cracked or collapsed sections, joint offsets, accumulated grease or debris, and deteriorated pipe material. Camera inspection eliminates guesswork, allows us to accurately locate the problem area, and provides documentation that is sometimes useful for homeowners insurance claims or real estate transactions.
Tree root intrusion is the leading cause of sewer line blockage in older residential neighborhoods throughout South Seattle, SeaTac, Burien, Tukwila, and the surrounding communities. The large deciduous trees that give these neighborhoods their beautiful canopy cover — maples, alders, birches, and ornamental varieties — have extensive root systems that actively seek moisture. Even a hairline crack in a sewer pipe joint is enough of an opening for a root to enter, and once inside, roots grow rapidly toward the flow of nutrient-rich wastewater. Left untreated, tree roots can completely block a sewer line in one to three seasons.
We cut tree roots from sewer lines using mechanical root-cutting equipment and high-pressure hydro-jetting. For severe cases, we follow root cutting with a camera inspection to assess the structural condition of the pipe and determine whether repair or replacement is needed. We can also apply a root-inhibiting foam treatment after cleaning to slow regrowth and extend the time between service calls.
Traditional sewer line replacement required excavating a trench across the entire length of the lateral — through landscaping, driveways, sidewalks, and in some cases under structures. Today, trenchless repair technology has largely replaced this destructive approach. We offer two primary trenchless methods:
Pipe bursting: A bursting head is pulled through the existing failed pipe, simultaneously fracturing it outward and pulling a new HDPE pipe into the space left behind. This method requires only a small entry and exit pit and results in a full-diameter new pipe with no excavation of the pipe's path. Pipe bursting works in most soil conditions common to the SeaTac area.
Cured-in-place pipe lining (CIPP): A resin-saturated fabric liner is inserted into the damaged pipe and inflated against the pipe walls, where it cures in place to form a smooth, seamless new pipe within the existing pipe. CIPP is effective for sealing cracks, closing off root entry points, and strengthening structurally compromised pipes, and requires no excavation at all in most cases.
In cases of complete pipe collapse, severe misalignment, or where the pipe condition is too deteriorated for trenchless methods, traditional open-cut sewer line replacement is the appropriate solution. We perform full sewer lateral replacements in King County, installing modern SDR-35 PVC sewer pipe with properly bedded and backfilled trenches. We pull all required permits and coordinate with King County Public Works for connections to the municipal main.
The sewage collection system in South King County is managed by King County Wastewater Treatment Division and various municipal systems. The area has several lift stations in low-lying areas — including near the Duwamish waterway and around the airport — where gravity sewer is not possible and pumping is required. Homes in lower-elevation areas of SeaTac, Tukwila, and south Burien are served by gravity laterals that connect to these collection systems. Ground movement and seasonal soil saturation in these areas make sewer lateral maintenance especially important.
